Landlord gas safety certificates (CP12)
The annual certificate every landlord needs by law. Usually issued the same day and emailed straight to you or your letting agent.

What the law actually requires
If you let a property with gas in it, the Gas Safety (Installation and Use) Regulations 1998 require you to:
- Have every gas appliance and flue checked every 12 months by a Gas Safe registered engineer
- Give your existing tenants a copy within 28 days of the check
- Give new tenants a copy before they move in
- Keep records for two years
- Maintain the gas pipework, appliances and flues in a safe condition
It applies to the boiler, and also to a gas hob, gas oven, gas fire or any other gas appliance in the property. It is a criminal offence not to have one, and letting agents will not market a property without it.
“CP12” or “gas safety certificate”?
Same thing. CP12 was the old form number and the name stuck in the trade. Most landlords and all tenants call it a gas safety certificate. Ask for either and you’ll get the same document.
How we work with landlords and agents
- We can liaise with your tenant directly to arrange access, so you don’t have to play go-between
- Certificate emailed as a PDF the same day, to you, your agent, or both
- We keep a renewal reminder and contact you before it expires, so you never find out you’ve lapsed from your agent
- Several properties in one trip where they’re close together — useful across W3, W4, W5 and W12
- If something fails we tell you immediately with the cost to put it right, rather than leaving you to discover it on the certificate
If an appliance fails
We can’t issue a pass for an appliance that isn’t safe, and you wouldn’t want us to. If something is classed as At Risk or Immediately Dangerous under the Gas Industry Unsafe Situations Procedure, we’ll explain which it is, what it means, and what has to happen. With your permission we’ll turn it off and label it. Then you get a price to fix it and a re-check once it’s done.
What it costs
| Gas safety certificate, one appliance | £90 |
|---|---|
| Each additional appliance on the same visit | £20 |
| Certificate and boiler service together | £150 |
So a boiler plus a gas hob is £110, not two separate call-out charges. Several properties in one trip, or several flats in one building, usually work out cheaper again — ring and tell us what you have.
Check our Gas Safe registration before you open the door
Gas Safe Register no. 973956Please check it. Don’t take our word for it, and don’t trust a logo on a website — anyone can copy one. Search the number at gassaferegister.co.uk, call Gas Safe Register free on 0800 408 5500, or text GAS 973956 to 85080. Your engineer will show you their Gas Safe ID card at the door — please ask to see it.
Common questions
How quickly can you do one?
Usually same or next day across Acton, Chiswick, Ealing, Hammersmith and Shepherd’s Bush, subject to tenant access. Ring and we will tell you what we can do.
How much is it for more than one appliance?
There is a price for the first appliance and a smaller charge for each extra one — a boiler plus a gas hob, for example. See the prices page.
My tenant won't let anyone in. What do I do?
You must show you took reasonable steps. Write to them explaining it is a legal safety requirement, keep copies, and offer times that suit them. We are happy to contact them directly and be flexible on timing — that usually solves it.
When should I renew?
You can have the check done up to two months before expiry without losing the original date, so the anniversary stays the same. Do not leave it to the last week.
Do I need one for a property I live in myself?
Not by law, no — the requirement is on landlords. But an annual boiler service is strongly advised for your own safety and your warranty.
