Annual boiler servicing
A proper service, not a quick look and a tick. Full safety checks, flue gas analysis, clean and a written report you can keep.

Why it matters
Two reasons, and the second is the one people forget.
Safety. A service checks for carbon monoxide, which has no smell, no colour and no taste. The flue gas analysis is the part that finds it.
Your warranty. Nearly every manufacturer requires an annual service by a Gas Safe registered engineer to keep the guarantee valid. Miss one year and a £900 heat exchanger becomes your bill instead of theirs. Keep every service record.
What we actually do
- Check the boiler is installed and ventilated correctly
- Full flue gas analysis with a calibrated analyser, with the readings written down for you
- Check gas pressure and the gas rate against the manufacturer’s figures
- Inspect the combustion chamber, burner, heat exchanger and injectors, and clean where needed
- Check all seals and the flue for leaks or blockages
- Test safety devices and controls
- Check the system pressure, the expansion vessel charge and the condensate discharge
- Written service record, dated and signed
A service that takes ten minutes was not a service. Expect us to be there around 45 minutes to an hour on a normal domestic boiler.
The best time to book
Late summer or early September, before you turn the heating back on. A large share of boiler breakdowns happen in the first cold week of autumn, when a system that has sat idle all summer is asked to work hard for the first time. Getting serviced in August means the fault is found on a warm Tuesday rather than the first freezing Sunday of the year, when every engineer in West London is already booked.
What it costs
| Annual boiler service | £95 |
|---|---|
| Service and landlord gas safety certificate together | £150 |
No call-out fee on a booked service — the £50 applies to repair visits where we come out to diagnose a fault. See the full price list.
Check our Gas Safe registration before you open the door
Gas Safe Register no. 973956Please check it. Don’t take our word for it, and don’t trust a logo on a website — anyone can copy one. Search the number at gassaferegister.co.uk, call Gas Safe Register free on 0800 408 5500, or text GAS 973956 to 85080. Your engineer will show you their Gas Safe ID card at the door — please ask to see it.
Common questions
How long does a service take?
Around 45 minutes to an hour for a normal domestic boiler. Longer if it has not been serviced for several years and needs cleaning.
How often does a boiler need servicing?
Once every twelve months. Manufacturers require it for the warranty, and it is also how carbon monoxide risks get caught early.
Do I need a service if the boiler is working fine?
Yes. A service is about safety and about catching wear before it fails. A boiler can be producing carbon monoxide and still heat your house perfectly.
What if you find something wrong?
We tell you what it is, what it costs and how urgent it is. If it is an immediately dangerous situation we are required to make it safe and may have to disconnect the appliance — we will explain exactly why and what happens next.
Do I get paperwork?
Yes, a written service record with the flue gas readings on it. Keep it with your boiler documents — manufacturers ask for it if you ever claim on the warranty.
